For many homeowners, the idea of selling a property can be incredibly daunting and stressful. Luckily, the estate agents at Slater Hogg and Howison have created a checklist of handy hints to simplify the entire process, ensuring you get best deal possible and are able to move on and secure your dream home.

Handy Hints for Selling Your Home

1. Choose the right estate agent.

Cheapest does not always mean the best. Shop around. Choose someone you are comfortable with.

2. Instruct a solicitor to kick off conveyancing early.

3. Get your finances in order.

Seek expert advice from a mortgage broker so you know exactly what your budget is. They can save you money over the period of your loan.

4. Handle all small repairs.

All the little things that you find annoying, will annoy potential buyers too.

5. Increase your kerb appeal.

Cut the grass, tidy edges and put out flower pots. De-weed. Buyers may decide whether to view or not on the strength of a drive-by inspection.

6. Define each room.

 Dress each room for purpose. Don’t forget outdoor space. This should be defined also.

7. Make entrance welcoming.

Remove all shoes, coats and keys. No clutter.

8. Paint bright walls neutral if possible.

9. Use soft coloured bulbs.

10. De-clutter.

11. Be aware of odours.

Deep clean. Open windows for fresh air. Beware of powerful artificial fragrances too!

12. Keep pets out of sight and earshot.

Not everyone is a pet lover. Buyers can think the worst of your little darling.

13. MOST IMPORTANTLY: DON’T TRY AND SELL YOUR HOME! LET YOUR AGENT DO THAT!
